    August is here, and the Gunnison County market is showing positive momentum—July saw 55 properties go under contract, a 12% increase from last year, with active listings up 9% year-over-year and homes selling 8% faster than in July 2024.     In July 2025, buyer activity in Gunnison County picked up, with 55 properties going under contract—a 12% increase compared to the same time last year. While the number of active listings remained steady month-over-month, it marked a 9% rise year-over-year. Homes spent an average of 103 days on the MLS, reflecting an 8% decrease in market time from July 2024.
