
Fall officially arrived in the Gunnison Valley, and the real estate market had a nice little boost to celebrate! From September 28–October 4, 2026, Gunnison County recorded 12 new listings, 9 new sales, and $12,361,000 in total sales volume. The number of new listings and sales remained exactly the same as the previous week, when we also saw 12 new listings and 9 sales, but the big story was the jump in sales volume—from $8,725,000 to $12,361,000, an increase of more than $3.6 million! That’s a great sign that higher-value properties were changing hands as we moved into October. Recent sales around the county included properties in Gunnison, Crested Butte, Mt. Crested Butte, and surrounding communities, with several transactions reaching well into the seven figures. Meanwhile, Mother Nature was giving everyone a very clear reminder that fall is here! Gunnison started the week with relatively mild temperatures, including a high of 71°F on October 2, before temperatures dropped sharply, with October 3 reaching only 44°F. Gunnison County also had a flood watch early in the week as a period of heavier rainfall moved through the area.
The community was busy welcoming October, too! The beginning of the month brought events throughout Gunnison and Crested Butte, including the Gunnison Bank and Trust Oktoberfest, live music, and plenty of local gatherings as the valley transitioned into its quieter fall season. And there’s plenty more on the horizon for October, including Fall Folk: The Firebird, Women’s Wellness Night, and Gunnison Restaurant Week, which runs October 16–25. From a real estate perspective, this is an interesting time of year: inventory remains available, buyers can take a closer look at opportunities that may have more negotiating room, and sellers who are serious about making a move can stand out by pricing and positioning their properties strategically. With sales volume climbing more than 41% from the previous week, the Gunnison County market is showing that fall may be cooler, but the real estate activity certainly hasn’t gone cold!
