Buyer activity slowed, with 27 properties going under contract—a 44.9% decline compared to last month and a 22.9% drop from the same time last year. Active listings dipped slightly to 259 (down from 271 in August), while new listings came in at 39, compared to 47 last month and 36 a year ago.
Home prices for single-family properties saw strong year-over-year growth in both average and median values. Most notably, the median price jumped 73.2% from September 2024. Homes averaged 117 days on the market, reflecting a 21.9% increase month-over-month.

Supply – Active Listings
Active listings saw a slight decline from last month but were still up 4.9% year-over-year, rising from 247 in September 2024 to 259 this year.

New Listings
New listings dropped 17.0% compared to last month. However, year-over-year, there was growth—39 new listings this September versus 36 a year ago, an 8.3% increase.

Demand – Pending Listings
Pending sales fell sharply, down 44.9% from last month when 49 properties went under contract.

Months Supply of Listings
Inventory stood at 8.0 months of supply in September, a 2.4% decrease from August. In comparison, September 2024 reported 8.5 months of supply.

Percent of Closed Price to List Price
On average, sellers received slightly more of their asking price compared to the previous month, with this metric up 0.2%. For context, sellers in September 2024 averaged 96.3%.
