    June 2025 – Market Trends

    In Gunnison County, single-family home prices declined in both average and median terms on a month-over-month and year-over-year basis. June recorded 92 new listings, marking a 9.5% increase compared to last year, though this figure was down 7.1% from the previous month.

    Properties averaged 95 days on the MLS, reflecting a 37.5% reduction from last month. Meanwhile, the months’ supply of inventory rose to 8.5, up 16.4% from the prior month.

    Supply – Active Listings
    Active listings grew by 16.9% over the previous month and were up 15.4% compared to the 240 listings reported last year.

    New Listings
    New listings declined 7.1% month-over-month. However, June saw 92 new listings this year versus 84 last year, an increase of 9.5% year-over-year.

    Demand – Pending Listings
    Pending listings rose 13.9% month-over-month, with 36 listings going under contract last month. In comparison, June last year saw 38 properties under contract.

    Months’ Supply of Listings
    The months’ supply of listings reached 8.5 in May, a 16.4% increase from the previous month. For June 2024, this metric stood at 8.0 months.

    Percent of Closed Price to List Price
    The closed-price-to-list-price ratio increased by 2.1% over the previous month. At the same time last year, sellers averaged 95.9%.
