    June 2025

    In Gunnison County, single-family home prices declined in both average and median terms on a month-over-month and year-over-year basis. June recorded 92 new listings, marking a 9.5% increase compared to last year, though this figure was down 7.1% from the previous month.
     
    Properties averaged 95 days on the MLS, reflecting a 37.5% reduction from last month. Meanwhile, the months’ supply of inventory rose to 8.5, up 16.4% from the prior month.

    It’s hard for me to believe that July 4th has come and gone. This always makes me feel like summer is half way over but in my mind we are just getting started. We started off our official summer with a family trip. We left as soon as school got out, which is generally later than most of the US. Luke immediately scooted off for a hockey camp. Yep – we are still enjoying ice time and even more with the heat of summer.
     
    While summer is by far my busiest season with seeing clients and showing property, we are still managing to spend some days at the Blue Mesa Reservoir and a few hikes here and there. Evenings are spent on the front porch watching the sun go down or a nice walk around the neighborhood.

    History of Cattlemen’s Days

    Cattlemen’s Days is more than just a rodeo—it’s a deep-rooted celebration of the Gunnison Valley’s ranching heritage that dates back over 120 years. Officially recognized as the “Granddaddy of Colorado Rodeos,” this iconic event began in the late 1800s when local ranchers and cowboys would gather to showcase their horsemanship, livestock, and camaraderie. As the agricultural backbone of the region, Gunnison’s early economy thrived on cattle, and Cattlemen’s Days became a natural extension of the area’s identity, providing both entertainment and a sense of community pride.
