
In August 2026, the Gunnison County real estate market saw increased buyer activity, stronger pending sales, and continued growth in inventory compared with last year. Pending sales rose to 55, up 27.9% from July and 25.0% year-over-year, signaling increased activity heading into the fall. Single-family home prices, however, softened compared with August 2025, with the average sales price reaching $1,830,110, down 12% year-over-year, while the median sales price was $1,199,000, down 14%.
Condos moved in the opposite direction, posting notable price gains. The average condo sales price climbed to $989,382, up 30% year-over-year, while the median increased to $725,000, up 7%. Meanwhile, 50 new listings came onto the market in August, a 30.6% decrease from July, while overall active inventory remained higher than last year. Properties continued to sell at a strong 96.4% of the original list price, showing that well-priced homes are still attracting serious buyers.

Supply — Active Listings
Active listings decreased 6.3% from the previous month, but remained 12.3% higher than August 2025, when there were 277 active listings. The increase in year-over-year inventory continues to provide buyers with more options throughout Gunnison County.
New Listings
New listings decreased 30.6% month-over-month, with 50 new properties coming to market in August. This compares with 45 new listings at the same time last year, indicating that new inventory remains relatively limited as the market transitions toward fall.

Demand — Pending Listings
Pending sales increased 27.9% compared with July, when 43 listings went under contract. With 55 properties pending in August, buyer activity showed a meaningful increase heading into the latter part of the summer season.

Months Supply of Listings
Gunnison County recorded 10.3 months of supply in August, down 8.8% from July’s level. While inventory remains elevated compared with a year ago, when the market had 8.9 months of supply, the month-over-month decline reflects the increase in pending sales and continued market activity.

Percent of Closed Price to List Price
Properties sold for an average of 96.4% of their list price in August, up 0.8% from the previous month. This compares with 96.0% in August 2025, suggesting that sellers continue to achieve strong results when properties are positioned appropriately for current market conditions.
