    September 2026 – Market Trends

    

    In September 2026, the Gunnison County real estate market continued to show year-over-year strength in single-family home prices and buyer activity, even as the market experienced a seasonal slowdown in monthly activity. Pending sales totaled 33, a 36.5% decrease from August, but a notable 37.5% increase compared to September 2025. Single-family home prices also remained strong, with the average sales price reaching $1,894,107, up 9.7% year-over-year, while the median sales price increased to $1,372,000, a 12% gain from the previous month.

    The condo market delivered a more mixed performance, with the average sales price reaching $992,059, up 4.2% year-over-year, while the median sales price declined to $687,500, down 21.0% year-over-year. During the month, 44 new listings entered the market, representing a 12.0% decrease from August. Overall, properties continued to sell at an average of 96.1% of their original list price, reflecting continued strength in the market despite the seasonal shift.

    Supply – Active Listings

    Active listings declined 2.2% from the previous month, while remaining 15.6% higher than the 270 active listings recorded at this time last year.

    New Listings

    New listings decreased 12.0% month-over-month, with 44 new properties coming to market in September. By comparison, 40 new listings were recorded during the same period last year.

    Demand – Pending Listings

    Pending listings decreased 36.5% from August, when 52 properties went under contract. Despite the monthly decline, pending activity remained 37.5% higher than September 2025, pointing to continued year-over-year buyer demand.

    Months Supply of Listings

    September ended with 10.1 months of inventory, a 4.7% decrease from the previous month. In September 2025, the market had 8.9 months of supply, showing that inventory remains higher than it was a year ago.

    Percent of Closed Price to List Price

    The percentage of the closed sales price compared to the list price decreased slightly by 0.1% from August. Sellers in September achieved an average of 96.1% of their list price, matching the level recorded at this time last year.
