
Fall is definitely making its entrance in the Gunnison Valley, and the real estate market continued to keep things moving this week! From September 21–27, 2026, Gunnison County recorded 12 new listings, 9 new sales, and $8,725,000 in total sales volume. That compares with last week’s 14 new listings, 15 new sales, and $33,346,500 in sales volume. While this week saw fewer new listings and closed sales, there was still plenty of activity across the county as buyers and sellers continued to make moves. The broader September market is also showing an interesting mix of opportunities, with current data showing 154 active listings in Gunnison and 388 in Crested Butte, while median days on market are around 76 days in Gunnison and 74 days in Crested Butte.
And what a beautiful time of year to be here! This week brought classic early-fall mountain weather, with Gunnison seeing daytime highs generally in the 60s and low 70s before a cooler finish to the week. The valley was also busy with CB Land Trust Week, including hikes, wildlife education, volunteer projects, forest-health walks and art activities, while the weekend brought events such as the Gunnison County Artists Scenic Studio Tour, Autumn Market, Sunni Gunni Local Art Market, and the final evenings at Garlic Mike’s River Bar. Looking ahead to October, expect cooler days and crisp nights, with Gunnison‘s historical October averages around 59°F for the high and 30°F for the low. Snow becomes increasingly possible as the month progresses, with historical averages of about 1.2 inches in Gunnison and 8.5 inches in Crested Butte during October. The community calendar is already filling up, too, with the Mt. Crested Butte Fall Festival and Pumpkin Patch on October 3, Fall Folk performances, family activities, and other local gatherings on the schedule. From a real estate perspective, October should bring an interesting transition as the market moves deeper into the quieter fall season, while buyers continue to have inventory to explore and sellers focus on positioning their properties thoughtfully. With changing leaves, cooler temperatures and the possibility of that first real taste of winter, October is always an exciting month in the Gunnison Valley!
