Winter has arrived with full force, blanketing our area with an impressive 87 inches of snowfall already! Downtown Crested Butte has been transformed into a winter wonderland! As the resort gears up for the winter season, new terrain is being unveiled week by week.

The real estate market in Crested Butte and Gunnison continues to reflect its dynamic nature.In November, Gunnison County saw more pending, active, and new listings in the market than at this time last year. Pending listings saw the most significant jump when viewed year-over-year, up 53.3%. Last year at this time, this data point was at 15. Thirty-seven new listings hit the market in November, a 19.4% increase when compared to October, and up 42.3% when viewed year-over-year. Gunnison County had a total of 197 active listings in November, up 13.2% from last year at this time when this data point was at 174.

After seeing a significant increase last month, average prices went back down in November for both single family homes and condos. The average price of single family homes went from $1,801,175 in October to $1,629,279 in November, a 9.5% decrease. Condos saw an average sale price of $581,030, a 37.2% decrease from last month.
