Market Update – April 2023

During April in Crested Butte, the town undergoes a shift from the winter season to prepare for the upcoming summer months. Despite the snow still present on the mountain, the warmer weather and longer days provide ample opportunities for outdoor activities. Skiing or snowboarding on the mountain is ideal during April due to smaller crowds and quieter slopes. As the snow melts, hiking and biking at Hartman’s Rocks Recreational Area is anticipated to open soon, providing a unique outdoor experience in the desert.

The amount of newly listed Single Family homes has remained steady when compared to the prior year. This could suggest that demand for real estate in the region has remained consistent, or that the supply of homes available for purchase hasn’t undergone significant change. However, it’s important to remember that the number of listings alone may not paint a complete picture. Other factors such as listing prices, the average amount of time homes spend on the market, and the types of properties being offered must also be taken into account when examining the state of the real estate market. In addition, shifts in economic or social conditions may influence demand for housing in a specific area, irrespective of the number of listings on hand.

In contrast, the number of homes sold has risen by 2 properties compared to the previous year. Furthermore, 4 Townhouse/Condo properties were sold in March at an average sales price of $448,789.

In March, there was a 3-unit decline in the count of fresh listings for Single Family homes in comparison to the corresponding period last year. 

Additionally, there was a reduction of 1 in the number of completed sales. Despite this, there are still 52 properties on the market, encompassing Single Family homes, townhouses, and condos, with an average selling price of $1,695,000 for Single Family homes and $1,005,000 for Townhouse/Condo properties.

In March, there was an increase of 1 in the new listings for Single Family homes. It suggests that one additional Single Family home was listed for sale during the relevant period compared to the previous year. This could indicate an increase in the supply of Single Family homes, which may be due to a variety of factors such as a rise in demand for housing in the area or an increase in new construction

The average sales price of townhouse-condo properties sold this year stands out at $719,375. It means that the average price at which Townhouse/Condo properties were sold increased by 10.2% compared to the previous period. This increase in price could be due to various factors such as an increase in demand for these types of properties, a decrease in supply, or changes in the overall economic conditions of the area. This increase could be considered a positive indicator of a healthy and growing real estate market in the Townhouse/Condo category. In addition, there are currently 38 properties available for sale in the market, offering a variety of choices that could appeal to those interested in real estate investment.
