Welcome to the August 2026 Real Estate Market Newsletter, your monthly guide to what’s happening across Crested Butte, Gunnison, and the surrounding Gunnison Valley. This month’s newsletter offers a look at the latest July 2026 market trends, along with a comparison of real estate activity in Crested Butte and Gunnison over the past three years. I’ll also be highlighting a featured property, sharing some of the best local events happening in August and September, and taking you beyond the usual tourist destinations with a look at some of the hidden gems of Gunnison County.

Gunnison County’s housing market experienced a notable increase in inventory during July 2026. Active listings rose 13.0% year over year to 330 properties, bringing the market to an 11.1-month supply of inventory. New listings slowed 33.6% from the previous month to 71, while pending listings remained relatively steady, dipping just 2.1% to 47 properties under contract compared to 48 in June.
