
Gunnison County’s housing market experienced a notable increase in inventory during July 2026. Active listings rose 13.0% year over year to 330 properties, bringing the market to an 11.1-month supply of inventory. New listings slowed 33.6% from the previous month to 71, while pending listings remained relatively steady, dipping just 2.1% to 47 properties under contract compared to 48 in June.
The single-family home market continued to post impressive price growth. The average closed sales price increased 49.9% year over year to $1,771,200, while the median closed sales price climbed to $1,420,000. The condominium market remained stable, with the median closed price holding at $525,700.

Active inventory increased 2.2% compared to June and was up 13.0% from the 292 active listings recorded in July 2025.
New listings declined 33.6% month over month to 71 properties. Despite the monthly slowdown, the market remained comparable to July 2025, when 74 new listings came to market.
Pending sales remained relatively stable, decreasing just 2.1% from the previous month, with 47 properties going under contract compared to 48 in June.
The market ended July with an 11.1-month supply of inventory, representing a 2.8% increase from June. By comparison, July 2025 recorded a 9.4-month supply, indicating a continued rise in available inventory.
The average sale-to-list price ratio declined 1.9% from the previous month. Even so, sellers continued to achieve strong results, with homes selling at a high percentage of their asking price. For comparison, sellers averaged 95.3% of list price in July 2025.
