Welcome to the April 2026 Real Estate Market Newsletter for Gunnison County! This month’s edition features a brief look at March market trends and what they signal for our local market, along with a snapshot of recent sales activity across the valley—from Mt. Crested Butte to Crested Butte South, and from Gunnison to Almont. I’m also highlighting two featured listings at 100 Teocalli Road in Crested Butte, plus sharing upcoming community events happening throughout April and May. Gunnison County experienced a notable surge in single-family home prices, with both average and median closed prices climbing significantly month-over-month and year-over-year. Most strikingly, the average sold price jumped 60% from last month’s $1,159,000—highlighting strong upward momentum in the market.

Buyer activity also picked up, with demand rising 40% compared to February and up 16.7% year-over-year. Inventory held steady at 227 active properties in March, alongside 45 new listings—an increase from 40 the previous month. Homes spent an average of 127 days on the market, marking a 10% increase compared to this time last year.

FINCEN Flowchart and Explanation

Update as of April 2026:
Recent judicial developments have temporarily paused the FinCEN real estate reporting requirement. Reporting persons are not currently required to file real estate reports with FinCEN and are not subject to liability if they fail to do so while the order remains in force.

What this means for buyers and sellers:
At this time, real estate transactions can proceed without additional FinCEN reporting requirements. While this rule may be reinstated or revised in the future, there is currently no action required from buyers or sellers related to this reporting.
