Weekly Market Recap: August 4, 2025

From July 28 to August 3, 2025, the Gunnison County real estate market wrapped up the month and welcomed August with a solid performance: 17 new listings came online, 12 properties closed, and total sales reached an impressive $6,164,450. Compared to the previous week’s 8 sales and $4.5M in volume, this marks a boost in both buyer confidence and closing activity. While there was a slight dip in new listings from last week’s 24, this just signals that inventory is being scooped up quickly—always a good sign for sellers and a prompt for buyers to act fast!

As we step into August, the valley is buzzing with energy. Expect sunny skies and pleasant highs in the mid-70s—ideal for showings, exploring properties, or attending community favorites like the Gunnison Car Show, Crested Butte Arts Festival, and Alpenglow concerts. Real estate experts are watching the market closely, anticipating a busy month ahead as summer travelers turn into serious buyers. Whether you’re just starting your search or thinking about listing before fall, August is shaping up to be full of opportunity and mountain magic.
