Weekly Market Recap: August 31, 2026

Gunnison County wrapped up the final full week of August with 11 new listings, 13 new sales, and an impressive $11,419,095 in total sales volume! Compared with the previous week, when there were 8 new listings, 17 new sales, and $29,504,800 in sales volume, this week brought more fresh inventory and just four fewer closed sales. While the dollar volume was lower than the previous week—which was boosted by several larger transactions—the continued pace of 13 sales shows that buyers and sellers are still actively making moves. The increase in new listings is also a positive sign for buyers looking for opportunities, giving the market a little more breathing room as we transition from the peak of summer toward fall. Recent market data also continues to show that Gunnison remains an active, competitive market, with homes selling at about 97% of asking price on average in August.

As August comes to a close, Gunnison County is beginning its seasonal transition—but there is still plenty of summer left to enjoy! This week is expected to bring mild mountain temperatures, sunshine mixed with clouds, and a chance of afternoon showers and thunderstorms, with daytime temperatures generally in the upper 60s to 70s and noticeably cooler evenings. The local calendar remains active with community gatherings, music, arts and cultural activities, while the Gunnison Valley starts looking ahead to September events. And September is one of the most beautiful times of year in the valley, bringing cooler days, crisp nights, fewer summer crowds, and the beginning of the spectacular golden-aspen season. Typical September temperatures in Gunnison are considerably cooler than August, making it a wonderful month for hiking, biking, exploring and enjoying the changing landscape. From a real estate perspective, September can also bring an interesting shift as the pace of summer begins to settle and buyers and sellers take a closer look at opportunities before the seasons change. The Gunnison County market is certainly giving us plenty to watch!
