Sold Listing | Lot 36, Bryant Avenue | Assisted Both The Buyer & Seller

The seller reached out to me about selling his vacant lot in Crested Butte South. Lot 36 Bryant Avenue offered a south-facing orientation, beautiful views of Whetstone Mountain and the surrounding peaks, along with convenient access to the East River, tennis courts, playground, and RTA bus route.

Because I know the Crested Butte South market and work with buyers throughout Gunnison County, I was able to position the property around the features that made it especially appealing. I ultimately assisted both the seller and the buyer, helping keep communication and the transaction moving smoothly from listing to closing.

The lot was listed on April 8, 2026, for $220,000 and went under contract with a buyer who recognized the property’s location, views, and potential. We closed on May 13, 2026, just 35 days after the property was listed. The property sold for the full original asking price of $220,000—100% of the list price.

This was a great example of how understanding the local market, knowing what buyers are looking for, and maintaining clear communication can help bring the right buyer and seller together. For the seller, it meant successfully selling the property at the original asking price, while the buyer was able to purchase a desirable piece of Crested Butte South with mountain views and easy access to local amenities.
