My Personal Take
If I were looking for reliable income with less complexity, I would take a serious look at Gunnison long-term rentals because of the strong rental demand and lower entry point. For investors seeking higher top-line revenue and willing to operate the property more like a business, a properly licensed STR in a high-demand Crested Butte location could be worth considering, while a Crested Butte LTR offers another compelling option with strong demand and limited supply.
