November is here, and with it comes a fresh edition of our monthly newsletter—packed with timely insights and local highlights. Inside, you’ll find the latest market update for the Gunnison County real-estate scene: single-family home prices continue to rise, buyer activity is gaining momentum, and inventory dynamics show active listings dipping as competition stays present.







The Gunnison County real estate market saw impressive movement in October! Single-family home prices climbed sharply, both month-over-month and year-over-year. The median sold price for single-family homes saw a remarkable surge, underscoring continued buyer interest in the area.

Buyer activity also picked up, with pending sales increasing 36% from September, though still trending slightly lower compared to last year. Active listings dipped to 240 (down from 263 last month), while new listings also edged down slightly to 37, mirroring the same number we saw in October 2024. Homes spent an average of 161 days on the market, up 37.6% month-over-month and 11.8% year-over-year.

Hartman Rocks

Hartman Rocks Recreation Area is a 14,000-acre outdoor playground located just a few miles southwest of Gunnison, Colorado. Managed by the Bureau of Land Management (BLM), the City of Gunnison, and Gunnison County, it’s a destination known for its striking granite formations, rolling sagebrush hills, and panoramic views of the Gunnison Valley. This high-desert landscape offers year-round adventure, drawing outdoor enthusiasts for mountain biking, hiking, rock climbing, and camping in the warmer months, and transforming into a groomed network for fat biking and cross-country skiing during the winter.
