November 2025 – Market Trends

Gunnison County experienced a significant drop in both average and median closed prices for single-family homes on a month-over-month (MoM) and year-over-year (YoY) basis. Notably, the average single-family sold price fell 70.2% MoM from last month’s $2,757,577.

Buyer activity rose 43% compared to the previous month but was down 35.5% YoY. Active inventory declined to 217 properties in November (down from 243 in October), and new listings came in at 19 (compared to 38 the month prior). Homes spent an average of 123 days on the market—a 21.7% decrease MoM and a 10.2% reduction YoY.

Active Listings
Active listings decreased 10.7% from the previous month but remained 10.7% higher than the 196 active listings reported one year ago.

New Listings
New listings dropped 50.0% MoM. At this time last year, there were 25 new listings.

Pending Listings
Pending sales were down 42.9% from last month, when 35 properties went under contract.

Months Supply of Listings
November reported 6.9 months of inventory, marking an 8.0% decline from October. In November 2024, months supply stood at 6.2.

Percent of Closed Price to List Price
The closed-price-to-list-price ratio slipped 0.5% from the prior month. One year ago, this metric was 95.6%.
