This May, the Crested Butte and Gunnison real estate market continues to shift, with inventory changes and price adjustments shaping buyer behavior across the board. April 2025

As we move deeper into spring, the local real estate market in Gunnison County is reflecting some interesting shifts—both in inventory and pricing. Regionally, we’re seeing mixed signals depending on property type. According to the latest stats:

New listings were down 27.8% for single family homes, while townhouse-condo listings were up 38.9%.

Pending sales doubled for single family homes (+100.0%) but dipped 29.4% for townhouse-condo properties.

Median sale prices fell 35.1% for single family homes to $579,500, while townhouse-condos saw a price increase of 29.4% to $550,000.

Days on Market saw a small drop for single family homes (–4.2%), but a rise of 15.6% for condo/townhouse properties.

April has been a reflective and grateful month for me. Lately, I’ve been asked a lot: “Why do people move here?” And truthfully, I might be one of the most qualified people to answer that—not just because I’m a local real estate agent, but because I made the move myself many years ago. Colorado’s 2025 Mandatory
Two-Year Reassessment Cycle

Colorado law mandates a two-year reassessment cycle for all real property, meaning that county assessors across the state re-evaluate property values every odd-numbered year. This statutory requirement ensures assessments reflect current market conditions and maintains equitable taxation. In 2025, counties statewide—including Gunnison County—enter a reappraisal year, marking the start of a new cycle. Property owners should note that the valuation established in 2025 will remain the same for the 2026 tax year.

What Locals Do in the Off Season – Spring Edition

When the ski lifts stop spinning and the snow begins to melt, Crested Butte and Gunnison slip into what the locals affectionately call “mud season.” It’s that magical window between the winter wonderland and summer buzz—typically mid-April through May—when things slow down just enough for everyone to catch their breath. Many businesses take a well-earned break, the trails are still drying out, and the streets feel extra quiet. But don’t be fooled—this is one of the most underrated seasons in the valley.
