February 2026 – Real Estate Market Newsletter

February is that sweet spot in the valley where winter adventure meets early hints of the busy spring market, and this month’s newsletter brings you a little bit of both lifestyle and real estate insight. I’m sharing a quick life update, along with a look back at January 2026 market trends and what they’re telling us about current momentum in Gunnison County. Bits of January

Many of you know that Chris leaves to do maintenance on our property in Florida for all of January so I solo parent. No complaints. Its a blessing and I love the one on one time with our son. When I say we were busy, I seriously mean we were busy!

Along with 3x per week practices – thank goodness for shared carpools 🙏 – 2 away games (Breckenridge +Grand Junction) and a full weekend on our home ice. It was nice to sleep in our own beds!

His team was featured during a recent Avalanche game and that was super exciting. I was taking the trash out and missed it on the tv. 🤦‍♀️

Chris watched all the games from Florida with our sweet neighbors.

Luke also was awarded the coveted hard hat which means he was the MVP player for that particular game. It’s awarded by their peers and he got to award it to the next player at the following game.

Of course, Luke was last out of the locker rooms. Sports parents IYKYK. Seriously, what takes them so long? We gotta work on this. Coach, can there be a drill for this?

Family always shows up – signs and all – and we love them for that!

Tons of car time at all hours of the day and night.
I managed to get a few turns in at the resort but sure do miss the powder days. Seems like winter only teased us this year. There’s still hope for February and March.

Aside from all the sports travel and being a solo parent, we did manage to have an incredible month real estate wise. 3 closings, 2 new listings and a new one under contract.

I am glad the 147 days of January are behind us.

Gunnison County experienced a significant rise in single-family median closed prices both month-over-month and year-over-year. Compared to December, median sold prices climbed sharply from the $1,100,000 level we saw last month.

Buyer activity strengthened as well, with demand rising 53% from last month, though it remains 11.5% lower than this time last year. Inventory levels reached 214 active properties in January, alongside 52 new listings, up from 36 in December. Homes averaged 181 days on market, reflecting a 30.2% increase month-over-month.
