Gunnison County experienced a boost in buyer activity, with 54 properties going under contract—marking a 17.4% increase compared to last year. Inventory continued to tighten, with 265 active properties this August versus 271 a year ago. Meanwhile, new listings came in at 45, a notable drop from both last month’s 75 and last year’s 73.
Home prices told a mixed story. Single-family homes saw sharp appreciation, with both average and median values up on a monthly and yearly basis. Most strikingly, the median price for single-family homes jumped 90.3% month-over-month. Detached properties, however, showed year-over-year declines in both average and median pricing.
Supply – Active Listings
Active listings dipped slightly compared to July and fell 2.2% from last August’s 271.
New Listings
New listings dropped 40.0% from last month. Compared to August 2024’s 73 listings, this year’s 45 represents a 38.4% decline.
Demand – Pending Listings
Pending contracts eased 3.6% from July, when 56 properties went under contract. Still, this is stronger than August 2024, which recorded 46.
Months Supply of Listings
The market posted 7.7 months of supply, down 10.5% from July. Last August, supply stood at 9.2 months.
Percent of Closed Price to List Price
This ratio held steady compared to July. One year ago, sellers were seeing an average of 95.7%.
