April’s 2025 real estate newsletter offers a detailed analysis of the March 2025 market trends in Crested Butte and the Gunnison Valley. In Gunnison County, the average price for single-family homes declined 13% from the previous month and dropped 32% year-over-year. Despite this, market activity showed signs of recovery, with 39 new listings and a 61% increase in pending properties compared to the previous month. In Crested Butte, the median home list price was $1,699,000, reflecting a slight decrease of 0.1% from the previous year, while the median price per square foot stood at $849.
 



March 2025
Gunnison County saw a decrease in prices year-over-year across both the average and median. The average price for single family homes declined 13% when compared to last month and dropped 32% when compared to last year at this time.
 
Sellers brought 39 new listings to the market in March. Demand ticked up to 29 pending properties, a 61% increase when compared to last month.

Despite most saying it was a below average snow year, it was one of the best ski seasons for our family. We’ve reached this point of independence with our son, Luke. He gets to take runs on the mountain every now and then without us. When we are out together, trying to keep up with him is a full time job. This makes me reminisce over those early days of him learning how to ski and snowboard, the hot cocoa and cookies as a reward and falling asleep on the lift. Oh my heart. 💙 Time sure flies.
 
With the ski are closed for the 2024/25 season, we are fully into our off season around here. It’s a time to get projects done around the house in preparation for summer when we are living outside all day long and savoring every ounce of what summers in the valley are like. If you haven’t experienced a summer in Crested Butte, it’s heaven. For those of you that have, you know just how amazing it is!
 
With off season also comes a time of travel and thawing out. For our family, we are heading to Florida for some R&R, good seafood and sun.
