My buyers first found me through my YouTube videos while they were living in North Carolina and beginning to explore a move to the Gunnison Valley. They reached out in the summer of 2025, and from there, we spent the following months looking at properties, exploring different areas, and talking through what they were really looking for in their future Colorado home.

They also had a property back home that they needed to sell before relocating, so there was no need to rush the process. I stayed in touch, continued showing them properties when they visited Colorado, and kept an eye on the market for something that would truly fit their needs. Then 340 Tomichi Trail came on the market, and it was the kind of property we had been waiting for.

Located on the 17th tee of Dos Rios Golf Club, this 2017 custom-built home offered exceptional craftsmanship, beautiful views, and a setting that checked many of the boxes we had discussed. The home features Douglas Fir post-and-beam construction by Ketcham Construction, soaring ceilings, solid hardwood flooring, a dry-stacked moss rock fireplace, custom Alder built-ins, and a chef’s kitchen with professional-grade Thermador appliances and solid slab granite. Its southern orientation was designed to maximize solar heating while taking advantage of the views toward the golf course, ponds, and Hartman Rocks Mountain Range.

Because I already understood what my buyers were looking for, we were able to move quickly when the right opportunity appeared. Within just a few days of the property coming on the market, we were under contract and had secured the home for them. I represented the buyers throughout the transaction and helped guide them from contract through closing.

A Successful Move to the Gunnison Valley

My buyers ultimately purchased 340 Tomichi Trail for $1,700,000, compared with the original list price of $1,745,000, and closed on June 24, 2026.

For me, the most rewarding part of this transaction was seeing a search that began many months earlier come together. They took the time to explore the area, understand what they wanted, and prepare for their move from North Carolina. When the right home finally appeared, we were ready to act.

Their experience is also a great example of why I encourage buyers to start the conversation early. You don’t necessarily have to be ready to buy tomorrow. Sometimes it takes time to understand the market, explore different communities, sell a property, and figure out what truly feels right.
